The Georgetown Board of Selectmen invites all registered voters to the Special Town Meeting on Monday, Dec. 9, 2024. Special Town Meeting convenes at 7 p.m. at Georgetown Middle High School Auditorium, 11 Winter St.
The Special Town Meeting Warrant consist of four articles:
- Articles 1 and 2 will ask voters to approve, or not, the adoption of a municipal option of the HERO ACT, which allows municipalities to double property tax exemptions with local options for qualified veterans, and ties the annual property tax abatement amount to inflation in the same way as other means-tested and senior tax exemptions.
- Article 3 will ask voters to approve, or not, the adoption of zoning regulations related to Accessory Dwelling Units, commonly referred to as ADUs. There will be a new state law going into effect in February 2025 making ADUs by-right subject to reasonable regulation and conditions. The Town is looking to adopt the regulations and conditions prior to the law becoming active to better prepare prospective applicants and provide the necessary safeguards to abutting property owners.
- Article 4 will ask voters to approve, or not, the adoption of zoning regulations to comply with the state’s new 3A zoning regulation, which is also referred to as MBTA Communities Act. To comply with the law, the Town must allow multi-family housing of 15 units per acre with a total of 50 acres being zoned. The Town has prepared three areas totaling 50 acres for the Town to review.
